More than eight years ago, the Facchino family placed their trust in Erik Schoennauer, HMH Engineers, and Borelli Investment Company to take on an exceptionally challenging vision: rezoning 13 acres of industrial land to residential use.

What followed was a long and complex journey that required persistence, creativity, and unwavering collaboration. Along the way, the project navigated urban village adoption, general plan and zoning changes, the unprecedented disruption of COVID, the relocation of waters of the state, and the careful brokering of successful transactions with both KB Home and Swenson.
Each milestone brought its own challenges—and its own lessons. Progress was rarely linear, and momentum often depended on patience, trust, and long-term commitment from all involved. Through it all, the shared belief in the project’s potential never wavered.
Today, reflecting on what has been achieved, we feel an immense sense of pride in this accomplishment. Even more importantly, we feel gratitude—to the Facchino family for their trust, to our partners for their expertise and resilience, and to the many contributors whose efforts helped move this project forward.
Congratulations to the Facchino family, KB Home, and the City of San José for getting this project to the finish line. We’re excited to see these new homes make a small but meaningful dent in the Bay Area’s housing crisis—and proud to have played a role in bringing this vision to life.
